A brand-new 25-acre retail village is breaking ground inside the Dunham Pointe master-planned community this summer — and the tenant lineup is actually impressive. We're talking Shake Shack, a national organic grocer anchoring the whole thing, a fashion anchor, gelato, poke bowls, and a whole lot more still to be announced.
Here's everything we know so far.
What's Coming to Dunham Pointe in Cypress
The development is being built by Trademark Property Co. — the same group behind Market Street in The Woodlands and LaCenterra at Cinco Ranch, so they know how to do this. The project will total 206,000 square feet across 25 acres and is designed to be walkable and community-centered, not just another strip of parking lots and chain restaurants.

A national organic grocer (not officially named yet, but it's the anchor)

By the time construction kicks off this summer, roughly 60–70% of the space is expected to already be leased. That's a strong sign this thing is actually happening on schedule.
When Will It Open?
Groundbreaking is planned for early summer 2026, with the first tenants expected to open by late 2027.
Yes, 2027 feels far away — but that's just how ground-up retail development works. The good news is the leasing momentum is there, which means we're unlikely to see a half-empty center dragging on for years.
Where Is It?
The retail village is located inside Dunham Pointe at Hwy. 290 and Mason Road in Cypress, TX. The larger Dunham Pointe community spans 1,300 acres and is planned for about 2,500 custom homes, so this retail center is essentially being built as the neighborhood's town center.
If you haven't been out that way recently, it's worth a drive — that whole corridor along 290 is growing fast.
Why Cypress Is Getting So Much Retail Attention Right Now
This isn't random. Cypress has been one of the fastest-growing suburbs in the Houston area for years, but the retail scene hasn't kept up. There's been very little new retail construction in the area since around 2009, which means a lot of pent-up demand from both residents and brands that want in.
National retailers specifically look for areas with strong household incomes, population growth, and room to build — and Cypress checks every box. The Dunham Pointe development is a direct result of that interest catching up.
What We're Still Waiting On
The organic grocer and fashion anchor names haven't been officially released yet — which means there's probably a bigger announcement coming soon. A few other confirmed tenants are also keeping their names quiet for now.
