Updated October 12, 2026. We re-check every offer each Monday.

As of October 12, 2026, we found 12 builder and community incentives running in Bridgeland, Dunham Pointe, Marvida, Elyson, and Cypress Green. The biggest dollar figures are M/I Homes' up to $75,000 in flex cash on to-be-built homes in Marvida (sign by Nov. 8), Highland Homes' up to $60,000, Perry Homes' up to $55,000 (close by Dec. 31), and David Weekley's up to $40,000 (sign by Oct. 18). Bridgeland is the only community adding its own money: $5,000 that stacks on top of builder offers, for contracts signed by Nov. 30.

Every offer below comes straight from the builder's or community's own page, linked so you can check the fine print yourself. Offers change fast, so get current terms in writing before you plan around one.

Bridgeland builder incentives

Howard Hughes Communities is adding $5,000 for buyers who sign with an approved Bridgeland builder between Oct. 1 and Nov. 30, 2026 and close by March 31, 2027. It can go toward the price, design upgrades, or closing costs, it stacks on top of the builder's offer, and it doesn't apply in Del Webb Bridgeland. Read the Bridgeland bonus fine print.

Here's what the builders are posting on Bridgeland's builder incentives page:

  • Perry Homes: up to $55,000 in flex cash and mortgage incentives combined, capped at 6% of the contract price, plus an initial 4.99% rate on a 7/6 ARM (5.898% APR)—fixed for seven years, then it can adjust. It's for select homes that close by Dec. 31, through Perry's affiliated lenders, Crestmark or Parkstone, and Perry asks you to bring the offer flyer to your first model visit. See Perry's year-end terms.

  • David Weekley Homes: Employee Pricing (7% of the base price, up to $40,000, through Oct. 18). Bridgeland also lists a Weekley anniversary offer of up to $25,000 in financing incentives through Dec. 31, but Weekley's own Houston promo page no longer shows it, so confirm with the builder. Weekley says its offers can't be combined, so pick one.

  • Highland Homes: up to $60,000 in savings on build-new homes this fall. Highland's Houston page doesn't post the dates, so ask the sales counselor.

  • Chesmar Homes: a 4.999% 30-year fixed rate on FHA and VA loans (5.375% conventional) on select homes, for contracts signed Oct. 1 to 18 that close by Dec. 31. Bridgeland still lists Chesmar's no-HOA-fees offer for buyers who close this year, but Chesmar's own site doesn't, so confirm with the builder. See Chesmar's rate terms.

  • DRB Homes: up to $30,000 on select quick move-in homes, per Bridgeland's page. We couldn't confirm it on DRB's site this week, so confirm with the builder.

  • Ravenna Homes: a 4.875% rate on a 7/6 ARM (6.114% APR) on select quick move-ins, for contracts written Oct. 6 to 31. It takes 25% down and a 740 credit score, and it can't be combined with other offers. Ravenna's generator and outdoor kitchen offer ended Sept. 30. See Ravenna's rate flyer.

For what's opening around the homes, see what's coming to Bridgeland in 2026.

Dunham Pointe builder incentives

  • David Weekley Homes, Parkview Collection: the only gated section in Dunham Pointe, on 65-foot lots. Plans start at $612,990 and quick move-ins are listed from $679,925 to $829,925. Employee Pricing applies through Oct. 18. Weekley lists the HOA at $1,600 a year and the tax rate at 3.11815%. See Parkview homes and pricing.

  • Toll Brothers: a 5.49% 30-year fixed rate (5.76% APR) on select quick move-in homes signed on or after Oct. 8 that can close by Dec. 18, through Toll Brothers Mortgage. It takes at least 10% down, and FHA and VA loans don't qualify. Toll's Dunham Pointe page also shows a 5.25% rate (5.51% APR) on select homes, so ask which one applies to the home you want. The Select Collection starts at $584,995 and the Estate Collection at $839,995. See the rate terms or Toll's Dunham Pointe homes.

  • Tri Pointe Homes: its Houston Value of Now event offers up to $20,000 in closing costs plus blinds, a fridge, and a washer and dryer on select homes, or a 5.49% conventional rate. Tri Pointe doesn't say which communities qualify, so ask whether your Dunham Pointe home does. See the Tri Pointe offer.

The Whole Foods-anchored retail village broke ground Oct. 1. Here's every store and the opening timeline.

Marvida builder incentives

  • M/I Homes Home Sweet Savings (sign by Nov. 8): M/I names Marvida in this event, which replaced its Game Time offer. Quick move-ins get a GE fridge, washer, and dryer plus closing costs worth a percentage of the base price, up to $10,000, with M/I Financial, and a 2/1 buydown if the home can close by Dec. 28. To-be-built homes get up to $75,000 in flex cash for lot premiums, upgrades, design options, or closing costs, plus a long-term rate lock. See the Home Sweet Savings offer.

  • M/I Homes, ongoing: a 2/1 buydown on FHA loans starting at 3.25% in year one (6.06% APR) through M/I Financial. See the buydown.

  • Perry Homes: Perry builds a gated 45-foot section in Marvida. Its year-end event covers select Houston homes that close by Dec. 31, so ask whether the Marvida inventory qualifies. See the gated section.

Elyson builder incentives

Elyson sits on the Cypress-Katy line off the Grand Parkway at FM 529, and its schools are split between Cypress-Fairbanks ISD and Katy ISD. There's no community-wide offer, but five of its builders are running Houston-wide deals on select homes: David Weekley (Employee Pricing through Oct. 18), Chesmar (a 4.999% FHA or VA rate for contracts signed by Oct. 18), Toll Brothers (5.49% on quick move-ins closing by Dec. 18), Perry Homes (homes closing by Dec. 31), and Highland Homes (up to $60,000 this fall). See Elyson's builders.

Cypress Green builder incentives (Hockley)

Homes here start in the mid $200s, per the community's builder page, and the community is zoned to Waller ISD rather than CFISD. Seven builders are selling: CastleRock, Colina, Coventry, D.R. Horton, DRB, Lennar, and Long Lake. There's no community-wide offer posted, and the community says many builders are running limited-time incentives, mostly rate buydowns and closing-cost help on finished homes. Lennar runs its Houston promotions in week-long windows, so ask for this week's flyer. See Cypress Green's builders.

Towne Lake: no new incentives posted

Towne Lake is close to built out. What's left is mostly custom homes on the last waterfront lots and Caldwell Homes' gated 55+ section, Heritage Cove, and we haven't found a published incentive for either. If that changes, it'll show up here.

Builder incentive questions, answered

Can you combine builder incentives?

Sometimes. Bridgeland's $5,000 is built to stack with builder offers. David Weekley, Toll Brothers, and Ravenna all say their offers can't be combined with other offers, and Perry limits buyers to one promotion per contract. For everyone else, ask the sales counselor to put the combined numbers in writing.

Do you have to use the builder's lender?

To buy the house, no. To get most rate buydowns and closing-cost credits, usually yes: David Weekley's financing piece runs through Grace Home Lending, M/I's through M/I Financial, Toll's through Toll Brothers Mortgage, Perry's through Crestmark or Parkstone, and Chesmar's special rate through HomeAmerican Mortgage. Bridgeland's $5,000 doesn't name a lender. Get an outside quote anyway so you know what the deal is actually worth.

Can VA buyers use builder incentives?

Often, but check each one. Toll's 5.49% rate excludes FHA and VA loans, and Ravenna's and Perry's rates are on conventional ARMs. Chesmar's special rate does include a VA option. VA loans also cap seller concessions at 4% of the home's value, though normal closing costs the builder pays don't count toward that cap. Ask whether the offer works with your loan type before you sign.

Is the advertised number what you'll actually get?

Treat it as a ceiling. Every loan program limits how much a seller can contribute, and Perry caps its $55,000 at 6% of the contract price, so a lower-priced home may get less. Design-center credits also buy upgrades at the builder's prices, so cash toward closing usually stretches further.

What's a 2/1 buydown?

The builder prepays part of your interest so your rate is lower in year one and a little lower in year two, then it settles at the full rate for the rest of the loan. Make sure the year-three payment works for you, not just the first one.

Why do the deadlines matter so much?

Most offers have a sign-by date and a close-by date. If your build or your loan slips past the closing deadline, the incentive can disappear at the table.

What will property taxes run?

Check the total tax rate before you compare monthly payments, since many new communities carry MUD taxes on top of county and school rates. David Weekley lists Dunham Pointe at 3.11815%. Two increases are on the table this fall; here's what the Harris County increase costs a Cypress homeowner.

Should you bring your own agent?

The sales counselor works for the builder. If you want your own agent, most builders want them registered on your first visit, not after.
