Latest confirmed update (October 10, 2026): Harris County's new tax rate of $0.67147 per $100 took effect Oct. 1. CFISD's 12-cent tax rate election and $1.63 billion bond are on the Nov. 3 ballot, with early voting Oct. 19–30. (county rate, CFISD ballot)

Cypress is an unincorporated part of Harris County northwest of Houston. There's no mayor and no city hall, yet about 213,000 people live in its two main ZIP codes, 77429 and 77433. Most of it is master-planned neighborhoods served by Cypress-Fairbanks ISD, median household incomes run roughly $119,000 to $144,000 depending on the ZIP, and the property tax bill is the thing newcomers underestimate. The tradeoffs are traffic, road construction that runs into 2030, and flood risk that changes from street to street.

Below is what we'd want to know before signing a lease or a mortgage here, with a source and a date on every number.

Where is Cypress, and is it a city?

No, Cypress isn't a city. It's an unincorporated area, so Harris County handles roads, law enforcement and courts. Water and sewer usually come from a municipal utility district (MUD), and most neighborhoods also have an HOA. Depending on your address, your county commissioner is Precinct 3 (Tom Ramsey) or Precinct 4 (Lesley Briones). (Cypress Digest, Sept. 2026)

The Harris County Historical Commission's marker calls Cypress "more a region than a single community," covering more than a hundred square miles in the Cypress Creek and Little Cypress Creek watersheds. The first documented settlers arrived by 1831, and the railroad reached the Cypress Top depot in 1856. (Harris County Historical Commission)

Practically, "Cypress" means the 77429 and 77433 mailing areas along U.S. 290 and the Grand Parkway (SH 99). Some nearby ZIPs, like 77095 and 77449, also get called Cypress, and the neighborhood lines don't match ZIP lines. Downtown Houston is roughly 25 to 35 miles away depending on where you start (our estimate).

Cypress by the numbers (77429 vs. 77433)

These are Census estimates for ZIP code areas, not neighborhoods. Bridgeland, Towne Lake and Fairfield all sit inside 77433, for example, and they're very different places. Treat these as a starting point.

Two things worth noticing. The Census home values are what owners think their homes are worth, averaged across five years, so they run well below what's listed today. And the newer western side (77433) is younger, earns more, and commutes longer.

About that "most moved-to ZIP code" headline: it's real. A MovingPlace.com study ranked 77433 No. 1 in the country, with 3,638 inbound moves. It's based on moves booked through Porch Group between January and May 2025, so it reflects one company's customers, not Census migration data. (MovingPlace.com, Aug. 2025)

Is it expensive to live in Cypress?

Prices swing a lot by neighborhood and by how new the house is. The part that catches newcomers off guard is the tax bill, so we'll start there.

Property taxes: the bill is a stack

Your bill combines several taxing units: CFISD, Harris County (four lines, including flood control and Harris Health), Harris County ESD 9 (Cy-Fair Fire), Lone Star College, and usually a MUD. In newer MUD-served communities, combined rates can reach roughly 3% or more. Many established neighborhoods land closer to the low-to-mid 2% range. (Cypress Digest, Aug.–Sept. 2026) You can see every entity billing a specific address, with its rate, on HCAD. If you're comparing two houses, check the MUD line first.

What's changed this fall:

  • Harris County adopted a combined rate of $0.67147 per $100, up from $0.6241, effective Oct. 1. On a $400,000 home with the 20% county homestead exemption, that's roughly $147 more a year. (our breakdown)

  • Cy-Fair Fire (ESD 9) adopted a rate increase Sept. 24 that adds about $1.20 a month for a median-valued homestead, per the district. (Cypress Digest)

  • CFISD is asking voters on Nov. 3 to approve a 12-cent maintenance-and-operations increase, which the district projects would be partly offset by a 3-cent debt-rate cut. That's a net 9 cents, about $90 a year per $100,000 of taxable value. Separately, there's a four-part, $1.63 billion bond. Outcome unknown until Nov. 3. (our explainer)

Home prices

As of fall 2026, the average asking price for homes listed for sale on HAR was $517,222 in 77429 (September) and $583,117 in 77433 (October). Averages get pulled up by big new builds, so the typical home costs less than that. For neighborhood-level prices and tax rates, see our Cypress neighborhoods guide.

Schools

Most of Cypress is served by Cypress-Fairbanks ISD (CFISD). The district calls itself Texas's third-largest, with nearly 118,000 students and 96 schools. (CFISD, no as-of date given) Zoning goes by address, not neighborhood, and two homes in the same community can feed different campuses. Confirm the zoned schools for any specific address with the district before you buy.

Also worth knowing: CFISD adopted a 2026-27 budget with a projected $80.9 million shortfall, and Superintendent Doug Killian has said the district would have to downsize, starting with elementary schools, if the November propositions fail. (Cypress Digest, Sept. 22, 2026)

Commutes and traffic

The average Cypress commute is 30 to 36 minutes one way, depending on the ZIP (ACS 2020–2024, table above). The main routes are U.S. 290, the Grand Parkway and Beltway 8. If you work downtown, METRO runs park & ride routes 217 (Cypress) and 219 (Cypress / Northwest Station / West Little York), which use the U.S. 290 express lane. (METRO)

Growth: where Cypress is still changing

Demographers working for the Cy-Fair Fire Department project about 109,800 more residents in its service area by 2035, a 21% increase. Most of that growth is along the Grand Parkway and on the west side. They also found that about three-quarters of the residential area is already built out, and those older sections tend to level off. (Cypress Digest, Sept. 2026)

In plain terms: if you buy on the western edge, expect years of new rooftops, new retail and construction traffic. Established neighborhoods change more slowly. To see what's actually opening, see our running list of every restaurant that opened in Cypress in 2026.

Flooding: check the address, not the reputation

Flood risk in Cypress varies a lot by location. Harris County Flood Control District says "a major flood occurs somewhere in Harris County about every two years." (HCFCD) A newer neighborhood isn't a guarantee, and some subdivisions are still getting drainage projects. Two are underway right now, in Cypress Creek Estates and Barwood. (Cypress Digest)

Before you buy or rent, look up the specific address on FEMA's Flood Map Service Center. Ask the seller or landlord whether the property has flooded before, and get a flood insurance quote even outside the mapped floodplain.

Safety

We couldn't find a single official crime rate for "Cypress," and we'd be skeptical of any site that gives you one. Cypress is unincorporated, so patrol is split among the Harris County Sheriff's Office and constable precincts, and their data isn't published as one "Cypress" number. Like anywhere in a big metro, serious incidents happen here, and we cover them when they do.

For a specific address, look up which constable precinct covers it, check that agency's recent call and crime data, and ask the HOA whether it pays for extra constable patrol. [EDITOR: link HCSO / constable crime-map tools if you have current URLs.]

The tradeoffs, honestly

What people like

What to weigh

Master-planned neighborhoods with trails, lakes and pools

HOA dues and MUD taxes pay for them

A large, established school district

CFISD budget pressure and a Nov. 3 tax vote

Lots of new retail and restaurants on the west side

Construction traffic through at least 2029–2030

Higher incomes and newer housing stock

Longer commutes, especially from 77433 (36 min average)

No city government, so no city property tax line

No city council. Road and drainage decisions run through Commissioners Court

Things to do once you're here

The short list for new arrivals: Houston Premium Outlets off U.S. 290 for shopping, and Cypress Top Historic Park at 26026 Hempstead Highway for the town's railroad roots. Then the community trails and lakes, if your neighborhood has them. For food, start with this year's new restaurants. Our twice-weekly newsletter rounds up local events.
