We called it back in the summer, but the filings are confirmed—We’re getting another Costco friend. Cypress residents have been buzzing about the possibility of a new Costco for months—and now it’s official. On September 5, 2025, the Texas Department of Licensing and Regulation confirmed that Costco will be building a brand-new warehouse in Cypress.

The project, listed as Costco - Cypress - Warehouse (TABS2026000422), will be a massive 160,000-square-foot facility along the Grand Parkway in Cypress, TX 77433. Construction is expected to begin on March 1, 2026, with completion slated for November 6, 2026.
Here are the details filed with the state:
Estimated Cost: $64,533,643

Will the new Cypress Costco have a liquor store?
That news has yet to be released, but my gut says— yes. Here’s why. I reverse-engineered a bit by pulling the old Texas filings for our current Costco (the one off 290), and it cost about $13 million ($12,925,000) with an entire square footage just shy of 160,000 sqft. (157,289 sqft).
The new Costco is coming in at a whopping $64 million! Which, I definitely thought I read wrong, or it was a typo. But as you can see below, it is neither. Why is it so expensive? Well, at first I was thinking it was just bigger, and so building costs were more, but if you look closer, you’ll see that it’s almost the exact same size as the Costco off of 290. This leaves me to think that it must be the cost to build on unimproved land.

Why I think this Costco will have a liquor store
Now, if you compare sizing, there is about a 2,700 sq ft difference in registration sizing. This could be placed anywhere (literally, they could just expand each area by a few sqft), but Costco is templatized. Meaning, they know what works, so the odds of them building extra space for “kicks” aren’t likely. My thoughts? That extra 2,700 square feet is going to be the space used for the liquor store.
However, this remains my hunch and nothing more, but it’s a good one— don’t you think?
Why This Matters
This development is a big deal for Cypress families and businesses. Currently, the nearest Costco locations require a drive to the 290 location or Katy, but with a new site right off the Grand Parkway, residents will have a closer and more convenient option.
The addition of Costco will also bring:
Jobs during the construction phase and after opening.
Shopping convenience for families who love Costco’s bulk products, affordable groceries, and specialty goods.
Community value, as major retailers like Costco often attract additional restaurants, shops, and services to the surrounding area.
Cypress on the Rise
Cypress has been one of the fastest-growing communities in the Houston metro area, with strong schools, expanding neighborhoods, and a booming population. The arrival of a second Costco is yet another sign that the area’s growth is drawing major national retailers.
Construction will kick off in 2026, and if all goes according to plan, Cypress residents could be walking through the doors of their very own Costco by late fall of 2026.
