Well, we’re back with yet another market update—and surprise, surprise, Cypress is heating up (no pun intended)! Homes are flying off the market, with the average days on market dropping from 61 in March to just 39 in April. That’s 22 days faster in just one month!

👉 Good news for sellers: Demand is high, and well-priced homes are getting strong offers fast—no sitting around waiting.
👉 Bad news for sellers: If you’re holding out for bidding wars way over asking, prices are staying steady at $350K, so big jumps aren’t happening (yet).

👉 Good news for buyers: Prices haven’t spiked—you can still snag a home at last month’s median price.
👉 Bad news for buyers: Homes are going fast. You’ll need to move quick, be pre-approved, and come in with a solid offer to compete.

⏳ Harris County Property Protest Deadline Approaching

If you’re a Harris County homeowner and disagree with your property’s appraised value, you’ve got until May 15 to file a protest. Those who got their notice after April 15—or haven’t received it yet— have 30 days from the date on the notice to take action. Appraisals are based on your property’s January 1 market value, but your actual tax bill will depend on fall tax rates set by local jurisdictions.

Today we’re looking for a forever home for Joy !

Joy is a BEAUTIFUL and Sweet 6 month old puppy. She adores snuggles, kisses, and belly rubs. She’s great with kids. She has been in a foster home with 3 boys ages 8-12. She gets along well with the other dogs in her foster home. She even does well with cats!

She’s house-trained, crate-trained, and has pretty good house manners for a puppy, making her an easy and loving addition to any family. Read her full story here!
