In The News

Cypress Real Estate Market Summary – March 2025

The Cypress housing market is transitioning from a red-hot seller’s market to a more balanced playing field. That means buyers and sellers both have opportunities—but they also need to be more strategic. [Full Market Update Here]

Main Points of Interest:

  • Median Sale Price: $290,000 – holding steady with no major spikes or dips.

  • Average Days on Market (DOM): 61 days – the longest since early 2019, signaling more time for buyers to make decisions.

  • Price per Sq. Ft.: $123.83 – competitive, but not inflating quickly.

  • Homes Sold: 89,861 across key areas (Cypress, Fairfield, Tomball, and Waller) – shows that demand is still healthy.

  • Average Home Size: 2,411 sq. ft. – perfect for families or anyone looking for more room.

What this means for sellers & buyers?

  • Get the right agent! No kidding my husband and I had to fire an agent and lost money due to the amount of time we stayed on the market ā€˜trusting’ him. Then we found Julie. Who was a blessing in every way. If you’re in the market for a quality agent that knows Cypress, takes care of business, and puts in the work, give her a call! [Here’s her page on Re/Max]

This is what $1.9 Million gets you in Cypress, TX šŸ˜…

Speaking of real estate. Here is a another crazy beautiful listing. Not going to lie, I’m a sucker for the double staircase.

Do I like it? Love the house, not the location (see the listing so you can see what I mean)— is it worth it? You tell me. Again, was a bit surprised that there was no pool. But there is an amazing shower/bath combo in the master, 6 beds, 8 baths, and almost 9,200 sqft. (Link).

This is one of two cookie specials they are offering currently. Tiff’s treats has several locations in the Cypress area and they are wonderful. So if you’ve been on the fence with trying them, these coupons are the perfect excuse.

1. Use code: APRIL50 to get 50% off cookies. Keep in mind that taxes and fees are additional, one per customer!
2. Use code: APRIL13 to get a dozen cookies for $13.

Cypress Digest 🌲 Free Resource List

I’ll be adding to this as I continue to create new free resources for Cypress Digest Subscribers.

  1. I compiled this list of 35+ camps in the Cypress area for kids of all ages. I grabbed a little of this and that mixing in science, sports and art (of course). Give it a read here!

  2. A short list of all your neighborhood’s favorite businesses and service providers (Over 200 and counting). Check it out here!

  3. NEW: Lawn Maintenance Cheat Sheet. This includes the product(s) and schedule we’ve used when we knew nothing at all. Read it here!

Events Roundup

If you missed Tuesday’s newsletter there are so many events this time of year so I’m going to do part here and the rest on a calendar link so I’m not giving you an obnoxiously long read twice per week. Deal? šŸ˜…
