What’s New In Cypress 🌲

SH-99 Might Be Getting an Upgrade Soon. 🚧

If you were to hop onto 99 after the Premium Outlets from 290 heading W, you would coast on two lanes through the Bridgeland community and venture into Katy. Well, that 15-mile segment might be expanding from 2 lanes to 3 (each way) shortly. TXDOT is holding a meeting on Aug 7th to discuss their plans on this expansion, and it’s open to the community if you’d like to go hear the plans and ask questions.

How Long Would This Take? Great question, and from my experience, expansions like these can take at least two years, maybe more. (It’s not patching a pothole.)Keep in mind this bridge sees a lot of traffic, and even small bridges take a considerable amount of time to build/expandβ€” I mean that traffic has to go somewhere in the meantime. And during high traffic times, TXDOT tries not to shut down bridges like these. That’s why you’ll see a lot of weekend or nighttime road work. Which in turn increases the time to completion.

Is this expansion necessary? I think so, and the proactivity here is what I’m liking. Bridgeland is nowhere near done being built, and the same goes for that section of Katy out past the new Target on 99. That traffic will congest those existing lanes quickly over the next few years. With many TXDOT projects, there’s a lot of hurry up and wait. Identifying a problem before it becomes a problem may prove to be a big asset to the upcoming Bridgeland build-out on the west side of 99 (Prairieland Village, etc.)

Reads From Friday

  • Spec’s is getting a renovation: The Spec’s right off of 290 (next to Dario’s and Alicia’s) is expanding into the adjacent space and getting an interior upgrade ($840k worth) that will kick off in September with completion due mid-December 2025.

  • New Martial Arts Studio coming to Bridgeland. Off of Mason Road and Bridgeland Creek Parkway construction kicks off on Jan. 2nd, ’26, with completion in Late Feb.

  • Dunham Point is having a come-up. Their Recreation center park, and two other section parks within the subdivision are set to start construction, all with completion in early 2026. The cost? $1.6 Million+ 😳 If you’re unfamiliar with this place. Here’s my #1 favorite model they sell by Toll Brothers [Take a Look.]

  • Tim Horton’s has broken ground on Barker Cypress right across from the neighborhood Walmart. But won’t see completion until July 2026. The coffee chain will join Andy’s Frozen Custard on that corner section. [See my video here.]

Let’s get to it. If you’re a business owner and you want more traffic, leads, and clients, I want to work with you. Paying for Facebook ads is great, but it’s expensive and never-ending. SEO takes time, research, and ongoing learning since Google does algorithm updates so often.

With me, you get both. Affordably (I can’t stress that enough). Advertising and awareness through the Cypress Digest network and optimizations to land your business higher in the local search fields.
